INFORMATION FOR TENANTS

 

Let us find your ideal property to rent whether it is a studio apartment or one of our luxury houses, furnished or unfurnished, short or long term our efficient well trained staff, exclusively dealing with rented property, will cater to your individual needs.

One or two questions you may be asking

Q. What is my first step?
A. Contact KC Property Rentals Ltd. by phone, e-mail or by calling into our city centre office here at South St. Johns Place and arrange some viewings.

Q. What do I do when I have seen a property I like?
A. Again contact us and we will start the ball rolling as far as the paperwork is concerned. Once you have indicated that you wish to rent a property we will reserve this for you and we do not allow further prospective tenants to view it.

Q. What information do I require to supply?
A. We have a simple form which you will require to complete informing us of the addresses of referees which we will then contact and ask them to confirm your ability to meet the rental commitment. These are normally your bank or building society and your employer. One stipulation we make is that the tenant must be over 18 years of age.

Q. How long does this take?
A. About 7 to 10 days. Once we have received satisfactory replies we will contact you and arrange a date to sign the lease.

Q. What are the initial costs involved?
A. There are no costs until the commencement of the lease. When your lease starts and you are given the keys we normally require one months rent in advance and a similar amount as a deposit, sometimes referred to as a Bond. The deposit is held by us for the duration of the tenancy. On vacation of the premises a final inspection is carried out and if there are no missing items or damage the deposit will be returned to you in full shortly after you leave the premises.

Q. Are there any other costs?
A. There are no other costs or fees that we charge to our tenants, but remember, you will be responsible for the Council Tax on the property and utility bills such as gas, electricity, telephone, TV licence etc.

Q. How long will my tenancy be for?
A. The initial lease will usually be for six months and one week but can be renewed at the end of the period if both parties agree.

Q. Is the paperwork I sign a legal document?
A. Yes. Before you are asked to sign the documentation you are invited to either read the paperwork or take it away and have someone else examine it on your behalf. Only when you are perfectly happy with it do we ask you to sign it.

Q. Are there any exceptions to the answers above?
A. Again yes. We are committed to treating all prospective tenants as individuals and as such they may not fall into the mainstream i.e. students, therefore there may be other measures we take. In the case of students, who are a growing population in Perth, we would ask that a parent or guardian guarantee the rent.

Q. What if I am not happy with the service provided by KC Property Rentals Ltd.?
A. In the first instance we would ask you to contact us and discuss the problem with a member of staff or our manager, who we are confident will resolve the issue to the satisfaction of both parties. If however the problem is still unresolved we are members of ARLA, the Association of Residential Letting Agents, who would investigate any outstanding issues.
